$70,830,000 in Total Q1 2026 Volume by North Village Realty

March marked a shift toward purposeful, long-term capital deployment, as family offices moved to acquire generational hold assets in today's market. While broader transaction volume remains measured, this month reinforced a clear trend: well-positioned properties continue to attract private capital focused on legacy wealth building and long-term stability.

Retail Activity

North Village Realty brokered the acquisition of 2962 Long Beach Road, Oceanside, New York — a newly constructed 7-Eleven net-lease property currently under development and slated to open later this summer. Representing the buyer, North Village Realty put the property under contract in a no-financing-contingent deal, with a last asking price of $7.85 million at a 4.5% cap rate. The transaction is a testament to our ability to identify opportunity and deliver well-capitalized, motivated buyers.

Mixed-Use & Multi-Family Activity

North Village Realty brokered the sale of the "Manhattan Building" at 200 Sunrise Highway, Rockville Centre, NY — a fully occupied 18,810 SF mixed-use property that closed at $6,450,000 ($343/SF). The buyer, a Long Island-based private family office, acquired the nearly century-old asset as a long-term generational hold, drawn to its stable tenancy and deeply rooted presence along one of Nassau County's most established commercial corridors.

Land Development Activity

The Nassau County IDA recently approved financial incentives for "The Bridge" — a nine-story, 101-unit condominium development planned for 212-214 Third Street in Mineola, steps from the LIRR station. The $130 million transit-oriented project reflects the continued push toward high-density, rail-accessible development as Nassau County works to address its long-standing housing supply constraints. As land values tighten and entitlements become harder to obtain across the Island, projects like this are a clear signal of where institutional and private capital is placing its development bets.

Office Activity

We are pleased to announce the exclusive listing of 325 Merrick Ave, East Meadow, NY — an 18,690 SF multi-tenant medical/office building offered at $5,400,000, featuring 47 on-site parking spaces. The property can be delivered fully vacant, partially vacant, or fully occupied — offering flexibility for investors and owner-users alike. Reach out directly to explore this opportunity.

March Market Outlook

As Q1 2026 draws to a close, Long Island commercial real estate is defined by quiet conviction — disciplined private capital moving purposefully into assets with long-term hold potential. This month, family offices led the charge, acquiring generational assets in mixed-use and net-lease without financing contingencies and without hesitation.

Retail corridors remain tight, with necessity-based and credit tenants continuing to compete for well-positioned space. On the investment side, the office sector is presenting a genuine window for owner-users to acquire well-located product at pricing that still makes sense — before that opportunity closes.
